Best Practices to Maintain Property Appeal

Every day your rental property is vacant, you’re losing potential rental income. The best way to attract new tenants is to make sure your property maintains a new, clean look. Here are a few ways to help your property stand out.

Curb Appeal

First impressions can make a big impact on whether or not a potential tenant will apply for your property. Some inexpensive ways to create curb appeal include: remove weeds, trash, and debris; make sure lawn and shrubbery are well-trimmed and maintained; add flowers either in a flower bed or in some pots; use a power washer to clean the outside of the property; have a designated area (preferably out of sight) for the trash and recycle bins.

Paint

A new coat of paint can do wonders in transforming a space and making it look brand new. It can revive old walls, brighten dim hallways, and highlight architectural features. A satin or semi-gloss paint makes marks such as crayons, grease, and scuff marks easy to wash off making it perfect for the walls of your rental. If you’re painting the exterior of your building, be sure to grab a paint formulated to handle harsh weather conditions. Also, if your sink is looking a little too vintage or your tub is more yellow than white, epoxy paint is great for giving these new life.

Deep Clean

At first glance, your property may seem fairly clean, but potential tenants will give a very thorough look at every corner of your property. Making sure they don’t find any dust or old evidence of living is a great way of appealing to these potential tenants. Mop the floors, polish all the appliances, deep clean the cabinets inside and out, scrub all the grout in the house and replace it if needed as well. Make sure all light fixtures have working bulbs and that every glass or reflective surface is clear of smudges. Don’t forget to dust fan blades and window blinds as well.

Details Matter

If you can’t afford to completely update your properties, consider replacing the small details. Replace door handles and knobs on cabinets. Put in a new screen door, install a mailbox, or replace the house numbers with new, shiny ones. Paint the front door a cheery, inviting color. Small changes such as these can make a big difference in the appeal of your property and will really stick out to future tenants.

Create a Focus

Find something that will set your property apart from the masses. If it has a porch, add a porch swing with bright pillows. Add a water feature in the yard such as a fountain or a small pond. Make an outdoor seating area with a fire pit. Investing in these details will make your property stand out in tenant’s minds and make them more likely to come to your property.
